 A Break at the Breakers is calling! Savor gorgeous vistas of the ocean and marsh all right from your roomy 1 bed, 1 bath condo, we call Pelican Perch. Private Balcony off the master overlooks the pool and marsh area at the north end of our island also known as Freeman Park. The Breaker's Complex has a pretty shining pool, tons of swings on site to sit and watch the pelicans or other wildlife as they fly over the marshy area.


Condo Layout:


1 Bedrooms / 1 Bathrooms / Sleeps 4.


Top floor walkup unit.


Kitchen: Totally outfitted with dishwasher, cookware and of course a coffee pot and toaster!


Living Room: Couch that converts into a queen size sleeper couch plus flatscreen TV with cable. 


2 Decks: Access condo through Deck, seating for 4 people, spectacular vistas of the Ocean. Private Balcony off master bedroom with vistas of the Marsh.


Laundry: Stackable Washer and Dryer in Closet on Outside Master Bedroom Balcony. 


Master Bedroom: Queen size bed, closet, TV with cable, attached bath with shower/tub combo.


Parking for 1 car: Must display parking pass given at check-in.


Condo Conveniences: Pool, charcoal grilles, and picnic area/swings. 


Nightly Rental Requirements:

Peak Season three-nighttime requirement.


Off Season two-nighttime requirement.

Off Season monthly units (mid-Sept. mid-May).


Arrival/Departure:


Keyed entry. You will need to stop by the office for check-in.

Check-In: 4:00.

Check-Out: 10:00AM.


You may call our office to see if an early check-in/late check-out is available. Early check-in/Late check-out fee is $25 per hour. 


Items to Bring:

Paper towels and toilet tissue, trash bags, soaps, detergents, minimal cleaning supplies and beach towels/items. The linen and towel package is supplied for the Master bedroom. For $28 plus tax we can add the linen and towel package for the sleeper couch.  


Things to do:

Lose yourself in all the area has to offer, including paddle boating on the close by lake, exploring historic Fort Fisher or the local aquarium, or going to Wilmington and seeing all that the Port City has available. Explore in the Carolina Beach State Park, take a fishing charter out to the deep sea for the day, or appreciate a calming day on the beach at Freeman Park. Sleep in or get up early to watch the handsome sunrises accompanied by dolphins and shrimp boats. Every week in the summer, you have Fireworks at the Carolina Beach Boardwalk. There's activity on The Island year-round!

Registered Guests Must Be 25 Years of Age. Family groups only. No sororities, fraternities, prom groups, etc. You will be asked to vacate immediately if you misrepresent yourself or others in your group. MAXIMUM OCCUPANCY is STRICTLY enforced. Exceeding the stated occupancy will result in rental termination. NO refund will be given if you are asked to vacate the premises. NO Smoking inside, outside or in common areas downstairs.

About the Area

Located in Carolina Beach, this condo is near the beach. The area's natural beauty can be seen at Carolina Beach and Kure Beach, while Carolina Beach Boardwalk and North Carolina Aquarium at Fort Fisher are popular area attractions. Odysea Surf and Kiteboard School and Tregembo Animal Park are also worth visiting. Jet skiing and sailing offer great chances to get out on the surrounding water, or you can seek out an adventure with hiking/biking trails and cycling nearby.

Finding the best rental home value:

  • Book your vacation home as soon as possible. Rental schedules generally open twelve months in advance (or in September just after Summer ends). Many groups reserve their Summer rentals during Thanksgiving and Christmas gatherings. Book before these holidays for best selection.
  • To find the best value, change your family's Cape Fear area vacation week to the Spring or Fall months. May, September, and October offer warm temperatures, less crowded beaches, and greatly reduced traffic. Many vacationers use this method to find larger homes within budget, or to book a beach front rental that would otherwise be unavailable or unaffordable during June, July, and August. Speaking of the off-season, don't overlook the holidays for a Cape Fear area vacation! Who wouldn't love a holiday near the ocean? Thanksgiving, Christmas, and New Years are great times to gather with friends and family at your favorite beach.
  • Veterans and Active Duty Military members may be qualified for special discounts. Be sure to ask your prospective property manager or host whether your group qualifies for a price reduction or discount.
  • Property management companies usually offer their guests an option to buy vacation insurance protection. Trip insurance, which normally costs between 1% - 5% of the base stay price, offers visitors reimbursement of costs for any missed time as a result of personal medical-related catastrophes or weather disasters, as well as ensuing additional evacuation costs, such as an unanticipated hotel or additional fuel expenses. Trip insurance is definitely a bank account-saver if the unforeseen happens. Ask your property manager for additional information.

  • Be a good neighbor! You wouldn't like obnoxious visitors bothering your life at home. Practice the golden rule for common sense. Happy residents may even recommend great beaches and places you would have never otherwise known about!
  • Don't forget to... Ask a local resident! Neighbors can typically help. Who better to ask where to spend a rainy day, have a great night out, or the best spots for BBQ?
  • Don't leave anything behind! Just before you drive away, take a walk through the property to make sure you've collected everything. Remember to check bathrooms, garages, and back yards for hidden items. Remove everything from the refrigerator and take or dispose of leftovers.
  • Inspect the property one final time and keep an eye out for any damage. We suggest inspecting the property with the host whenever you can (often this isn't possible). If the host isn't available, take photos and video of the rental to record its condition.
  • After your trip, leave feedback! Property managers rely on good ratings to propel new bookings. They'll be much obliged for your feedback. Alternatively, if something went wrong, other vacationing families will appreciate that you share your feedback and help them have the best future vacation. Please be fair with your feedback If something fell short of expectations, consider whether the host could control the issue, and if so, whether they responded reasonably to remedy it.
