Papa's Porch 2.0 is brand new construction, scheduled to be finished in early May (as of April 8, construction is on schedule). The home is located on West First St with spectacular vistas of the ocean. From 2009-2020, we owned the home directly behind this one on West 2nd St (the original Papa's Porch) and earned over 110 5-star reviews from our Vrbo guests. We learned a lot from the old home and incorporated many improvements into Papa's Porch 2.0: a bigger kitchen with a pantry, bigger dining area, bigger living rooms -- in total, nearly 1,200 square feet of additional indoor living space (over 4,300 sq ft). We also gave the new home much bigger decks with vistas of the ocean and the spectacular OIB sunset and a bigger outdoor living space. All that and it is a row closer to the ocean.

Papa's Porch 2.0 has a reverse floor plan. An elevator serves all levels and is helpful for hauling bags, groceries and people. The 3rd (top) floor contains the main living room with ample seating, a 90-inch TV and a bar. The kitchen is located on the top floor and has bar seating and a huge dining table. The top floor also contains a king bedroom with private bath, a laundry room with full-size washer and dryer and a huge ice maker, a walk-in pantry, and a second refrigerator. The 3rd floor deck has an outdoor dining table, ceiling fans and additional lounge seating for taking in the striking vistas.

The 2nd floor contains a second sizable living room, a king bedroom with private bath, and another king bedroom that shares a Jack-n-Jill bath with the bunkroom. The bunkroom contains 2 full-over-full beds. The 2nd floor also has a enormous deck with more great ocean vistas.

The 1st floor contains four king bedrooms. Two of the bedrooms have ocean vistas. The other two have vistas of the sound and Jinks Creek. All 4 first floor king bedrooms have private baths. The 1st floor also has a 2nd laundry room with a full-sized washer and dryer.

The outdoor living space will contain a lounge area with TV, a gas grille (propane supplied) and a private 8' x 18' pool. (No home at OIB has a big pool because the lot sizes are so modest. If you are training for an Olympic swimming event, then our home is probably not for you. But if you just need to take a dip every so often to cool off while you are laying out, then we have what you need.) We will heat the pool at no charge for our spring and fall guests. (Most homes charge $50 to $75/day for pool heat). There are also two enclosed outdoor showers.

So you can pack a little lighter, we provide beach carts for transporting chairs, coolers and other beach gear. The ground floor also contains enclosed storage space for your gear when not in use as well as another full-size refrigerator.

We don't like being nickeled and dimed, so there is no additional fee for cleaning or linens. We will have 1GB mesh WiFi through the home and outdoor living area. Both living rooms and all bedrooms except the kids' bunkroom will have TVs.

The kitchen contains a 5-burner cooktop with pot filler, a double oven, microwave, 2 dishwashers, 2 fridges, a walk-in pantry, 2 coffee makers and a Keurig machine with a starter supply of K-cups. The large kitchen island has a prep sink and barstool seating for 6. The kitchen is entirely outfitted with service for 20, pots, pans, bakeware, wine glasses, and all common kitchen gadgets.

The home has 2 full-size laundry rooms -- one on the 1st floor and the other on the 3rd floor. We provide laundry detergent, as well as an ironing board and iron. The 3rd floor laundry room also contains a Whirlpool ice maker that stores 25 pounds of fresh ice.

The first photos here are from December 2023. We've added new photos along the way, with the latest on April 6. Construction is on track for our expected completion date of May 6. All indoor furnishings has already been purchased and delivered to our interior designer's warehouse. Our family will take the month of May to set up and appreciate the home. It will be available to guests beginning June 8.

When to visit & When to reserve a rental home:

  • Summer time is high season in the Cape Fear area area. To find the most suitable rental home for your budget, we recommend booking in the Fall or Spring shoulder seasons. You'll benefit from lower rates, better selection, beautiful weather and the absence of large crowds at the beach and popular Cape Fear area attractions. Speaking of the off-season, don't overlook the holidays for a Cape Fear area vacation! Who wouldn't love a holiday near the ocean? Thanksgiving, Christmas, and New Years are great times to gather with family and friends at the beach.
  • Book your rental as soon as possible. Rental schedules generally open 12 months in advance (or in September just after the Summer season ends). Many families reserve their Summer vacations during Christmas and Thanksgiving gatherings. Reserve before these holidays for best selection.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property owner whether your vacationing group qualifies for a discount.
  • Property managers typically offer their guests an option to add vacation insurance. Trip insurance, which normally costs between 1% - 5% of the stay price, offers visitors reimbursement of their vacation costs for any missed days as a result of personal medical-related catastrophes or weather, as well as evacuation costs or charges, such as an unanticipated hotel stay or additional gasoline expenses. Trip insurance can be a a bank account-saver if the unforeseen occurs. Ask your property manager for more information.
  • Many property management companies and vacation rental houses supply Cape Fear area area travel guides that include coupons, either offered directly by local businesses, or by way of a partnership between the management company and the business itself. You can also find Cape Fear area area magazine and coupon books at local grocery stores, shopping centers, and visitor centers.

You will need to establish which bed configuration is right for your vacation family.
  • If there's an individual Cape Fear area attraction you are enamored with, search for properties that are either close by, or those that cater to your needs.
  • Suitable accessibility amenities can make or break a vacation for guests that require the use of a wheelchair. Make certain to ask about specialized equipment and wheel chair accessibility.
  • Are you traveling with furry, four-legged family members? Although a number of vacation homes allow pets or animals, guidelines and costs vary per property. Type of pet, size and breeds may be limited. Make sure to ask before booking, and study your agreement thoroughly! Additional fees or charges may be applied to your agreement.

During your stay:

  • Add the property manager's contact information to your phone. Understand and take a copy of check in/check out procedures.
  • To make sure that no damages are linked to your family's stay, record any problem areas during check in. E-mail the host right away to report any issues. If there is a dispute about legal responsibility later, having a record of problems and contact attempts will be very helpful.
  • Property managers are great sources of help! Feel free to ask any questions during your stay.
  • Be respectful. Often times, nearby homes are occupied by permanent residents. Respecting late-night quiet hours and parking policies is the right thing to do.
  • Speaking of neighbors... Ask a local! Neighbors can often help. Who better to ask where to find the fresh catch of the day, have a great night on the town, or the best spots for crabbing?
  • Lock your rental home while you're out and about. Protect your property!
  • Re-check every room of the property to make sure that you've packed everything at departure. Make sure to check bathrooms, dressers, and closets for hidden belongings. Remove everything from the refrigerator and take any leftovers home.
  • Go through the rental a final time and keep an eye out for any damage. We recommend walking through with the host whenever you can. If the property manager isn't available, ensure that you take photos of the property to record its condition at check-out.
  • Remember to leave feedback! Property managers rely on excellent feedback to stimulate new reservations. They'll be thankful for your feedback. Alternatively, if something wasn't right, other families will will be grateful for your feedback and help them have the best future vacation. Please be objective. If something fell short of expectations, consider whether the property manager had any control over the issue, and if so, whether they responded reasonably to fix it.
